Manningham House provides ideal family accommodation with 2 double bedrooms and 2 standard singles. Both double rooms have king size beds (5') and one has an ensuite bathroom. There is also a family bathroom off the landing. The latter has a roll top bath, separate shower, heated towel rail and underfloor heating - very cosy.
Groups in particular will appreciate the benefits of having 2 separate comfy sitting rooms: one with a television with Sky. The main sitting room has an open fire with a basket of logs provided for the beginning of your stay. More wood can be bought at local garages.
The kitchen/diner is really the'heart of the home' and has a wood burner. It seats 6 comfortably and has a TV (no Sky, sorry). The cooking area is well equipped with an Aga, as well as electric hob and oven, washing machine and tumble dryer, fridge /freezer, dishwasher and microwave.
WI-FI IS AVAILABLE with unlimited access. Radio with Bluetooth is in the kitchen.
Pets are not permitted on the property unless by special arrangement.
Bed linen is provided but we ask you bring your own towels and bathmats.

Outside Property
French windows lead from the dining area on to the back garden, partly lawned, which is sheltered and catches the afternoon sun, perfect for afternoon and evening BBQs. There is plenty of garden furniture, including a large table, benches and chairs.
An added benefit is a full size table-tennis table in a modern outbuilding, providing good entertainment during a BBQ or those dreaded wet days. The building is lockable for the storage of bicycles.
Off-road parking is available for 2 cars.
Surrounding Area
Only 2 miles from the sea, Ringstead is a peaceful and traditional village.
The local pub, the Gin Trap, is easily within walking distance from the house. Recently, it has become popular with both families and friends. It serves food at lunchtime and in the evening and hosts events such as gin festivals. Almost essential to book!
Breakfast supplies and newspapers are only a minute stroll away at the village shop which stocks an extensive and interesting range of foods. At the back of the shop there is a warren of rooms selling antiques and local products. Well worth a visit.
For children there is a playground just beyond the shop with the usual swings and slide and now a bicycle ramp park.
Nearby beaches include Holme, Brancaster and Hunstanton where watersports are available. The long sandy beaches provide amply opportunity and space for walking and Peddars Way goes straight through Ringstead. Ringstead Downs are nearby as well.
There is plenty of opportunity for shopping, whether out of necessity or for pleasure. Hunstanton has larger supermarkets; farm shops abound along the coast; Drove Orchards and the Thornham Deli are well worth a visit. Burnham Market has shopping to suit all all the family with the renowned and popular Hoste Arms in the centre for those who need a break.
Holt and Wells are within easy driving distance, as are Sandringham and Holkam.
There are plenty of pubs and restaurants in the vicinity for all occasions, from a special celebration to a lunch-time snack.
