Description
This beautiful newly-converted small barn attached to the owners' 18th century house is ideal for couples but can comfortably sleep 3 plus a baby. It is only a couple of minutes on foot from the centre of Wells-next-the-Sea (the town green or Buttlands, and Staithe Street, the shopping street leading down to the quay) but it has off-street parking and is set well back off the road, peaceful and secluded.
One child and / or a baby are welcome. A travel cot and high chair are usually available.
The private entrance door from the front drive and parking area leads into a small hall, tiled with local Norfolk pamments. The kitchen, facing west, is newly fitted-out to a high standard, with electric cooker, fridge-freezer, washing machine and microwave, and very well equipped for self-catering. Across the hall, the living room, with tiled floor, faces south, with French doors opening onto the small private garden. It is furnished with a comfortable sofa and armchair, dining table and chairs, books and games, TV and DVD player. Free Wi-Fi.
Upstairs, the large, light double room has a delightful wide view south over the garden. It has a king-size bed, plenty of drawers and wardrobe space, chairs and small TV. Soft rugs on the wooden floor. Beautiful old beams. The bathroom, with bath and over-bath shower, is across the landing.
For a child or a third adult, the smaller bedroom, facing west over the front garden, has a single bed and bedside chest of drawers. There is room here for the travel cot if the bed is not in use; otherwise there is space for the travel cot in the double bedroom. There is a stair gate at the top of the stairs.
On chilly days, individually controlled electric radiators in each room and double glazing throughout the annexe welcome you back to a cosy base at the end of the day. Winter short breaks, perfect for bird watching and walking, available.
The kitchen and bathroom are kept stocked with those basic requirements that are a nuisance to bring or buy.

Outside Property
The house is set well back from the road on the north, with off-street parking in our front drive, handy for the guest entrance.
French doors from the sitting/ dining room face south, opening onto a patio with a small table and chairs, then a couple of steps up to a delightful small lawn and garden, south and west facing, with a larger table and chairs for outdoor meals, all screened by informal hedges from our large garden beyond: a surprising and peaceful oasis in the town centre. There are beach toys in a small shed, and a barbecue readily available on request.
Surrounding Area
Wells-next-the-Sea is a small port with great character, a lively little holiday resort in summer and excellent for bird watching and walking in winter.
There are several pubs and restaurants within a few minutes walk of Westward House, all offering good food, and plenty more to try in neighbouring villages. Staithe Street, the shopping street, leading down to the bustling picturesque quay, is two minutes away; the family-run bakery, supermarket, deli and greengrocers add to the fun of self-catering. The wide sandy beach, dunes and pinewoods are a mile away, reached by car, or on foot along the seawall, giving you marvellous views across the channel and marshes.
There are lots of interesting places, from great counrty houses to nature reserves, to visit in the neighbourhood, and a choice of wonderful beaches. If you're travelling or exploring by bus, Westward House is just a few steps from the Buttlands bus stop. The Coasthopper bus is great for bringing you back from walks along the Norfolk Coastal Path; you might find you hardly move your car from our front drive!
Further afield, the beautiful city of Norwich is about an hour away by car, and the old university town of Cambridge about two hours.
